Tax benefits owning rental property and selecting correct accountant

I have used the same accountant for many years now and she has always done an amazing job. I have talked to her about RE tax benefits and she claims to have many clients with rental properties. I have always trusted her but I am not an accountant myself so the big question is do I really know better? What I need from BP members: 1) what are the tax benefits related to owning a rental property while working a full time job? I do not own my own company so assuming tax benefits will not be as beneficial 2) what qualifying questions would you ask a CPA before using one? If I simply ask are you familiar with tax benefits of owning a rental property is my life time accountant going to say to to me "I am not qualified"
