Anyone with "real world" experience in 506 (c) offerings?

Good morning BP family, 

I am embarking on a new journey to move into a Reg D 506 (c) fund offering to leverage up and purchase Value-add multi family opportunities that are starting to raise their heads now. 

I've interviewed several really good attorney firms and are close to making the final decision on that.  (cost range $15,000-$22,000) but I have a feeling  - thats the easy part!

Is there anyone out there that has taken the steps and been successful after that money is spent and the work done.   Who and what is involved?  I've heard of working with marketing companies, and Retail Broker-dealers.

Just want to get a better idea of what to expect.
