Cost segregation study
Is a cost segregation study worth having done if you own only one duplex?

As with most questions like this, the answer is "it depends".
The factors to consider are
* original purchase price
* likely tax savings vs cost of the study
* whether or not the rental is subject to passive activity losses
Best of luck to you!
