Oklahoma real estate contract (first time without agent)

Today I am meeting with a seller for an off market deal. This is my first time not using an agent and don’t want to mess up. Most of the form is straight forward but here are the details if anyone has any advise.

Waving contingencies

Just want help with the contract so I don’t mess up,
