Looking for CPA versed in STR Arbitrage in upstate NY

Good evening,

I am writing in search of a CPA local to Rochester NY who is well versed in the strategies of wholesaling, STR, STR Arbitrage and Subject To deals. I would love to get any information available from anyone experienced in my local area. I am primarily concerned with the legalities Associated with contacts in willing and where to get them, STR regulations and zoning restrictions and whether or not Subject To deals are legal in our area. If so, how would you structure a deal? What is the process of getting the deed and title name changed? How do you revisit the transaction when you are ready to exit and drop the property owner's name into new name/ financing?
