Hi All,

I'm helping some clients get into their first investment purchase and they'll be using SD IRA's for a portion of the purchase. Anyone have good recommendations on CPA or group we can connect them with?

NE Pennsylvania area but remote work is possible.

Thanks!

@Matthew Morrow,

Typically you can't commingle personal funds with a self-directed IRA funds on an investment. An IRA can buy an investment property, IRA can put down payment (typically 40%) and get an non-recourse loan for the balance. Here is a list of lenders offering such financing:

If they want to buy an investment property personally and are short on cash - they can take a distribution from an IRA, which will be subject to taxes and penalties, to cover the shortfall. Buying this property jointly with an IRA would be considered a prohibited transaction.
