seller trying to back out of contract what do i do?

so I have a house contract and started escrow with my investor and now the seller is saying she wants to sell to her brother..!

What do I do In this situation?

You can cancel the the contract and get your EM back.
or
You can talk to the seller to figure out what's going on and let her know you think she should honor her contract
or
You can have an attorney write a strongly worded letter saying you will sue on the contract (but you won't), hoping she'll perform
or
You can offer to settle it with her. If you find that the other buyer offered to pay more, you could ask for a payment in order to release her from the contract.
