Buying Invesment Property - Advice Needed!!!

Hello,

A friend and I are looking to invest in rental properties and have had an offer accepted at a house. We are looking to get the best financing deal, and it is looking like to get the best interest rates and terms, our only option is for my friend / business partner to have the loan solely in his name.

Following the loan closing, can he quitlclaim 50% of the house into my name, so that I legally own half of the house?

Is there a better way to do this?
