Selling park home to tenant form

we are under contract for a small mobile home park, 2 of the homes have tenants for 10 plus year. We want to sell them the homes-“owner finance” create larger cash flow for us starting off. The current rents are below market. where can I find a form for this. For those with experience what kind of “terms” have you offered to make it appealing?
