Cost segregation used in conjunction with 401k early withdrawal

I am planning on cashing out my 401k\457 (225k) and using those funds to purchase an approximately 1m industrial property. I then want to conduct a cost segregation study to eliminate my tax liability for the early 401k cash out for 2022.

Has anyone had any success doing this, or know if it is possible? Thanks in advanced
