Help with Section 8 and taxes.

Hello Guys, I'm pretty new in the real estate game, and my first property, by the grace of God, will be a section 8 rental to an elderly couple. I'm talking with my loan officer and she says the taxes will be much lower is I homestead the property. I have no idea if I can do that. The house can be a duplex up and down with 2 separate units.
