Real estate partnership

Hi all, I’m new to real estate investing. I might have the possibility of partnering with a local acquaintance of mine, to structure a part commercial, part residential project. My main interest, in this discussion, would be whether or not it would be advantageous of me to have my real estate license, or if it would be better to not have it. I’m very confused about the legality of property management, as far as if I have an ownership interest, vs no ownership interest, etc. I’ve heard that non licensed investors have some advantages over licensed, and vise-versa, depending on the perspective. I would be overseeing the project, my partner would bring expertise and financial backing, and it would be a learning partnership exercise for me. I’m just wondering what I need to think about when structuring the deal, etc. Feel free to ask more questions. Thank you in advance :-)
