Good morning, my name is Eric. I'm a 22yo local real estate agent located in Baltimore, MD that's looking to start investing in BRRRR properties. I don't have much saved up so very quickly; Also, if im buying a property that cannot be financed traditionally and needs a cash offer, am I able to offer a cash offer if im using "Hard Money?"

@Eric Carter you could also try convincing an investor to partner with you. If you can understand what types of properties an investor is looking for you could offer waiving your realtor commission and sweat equity so you can get experience and/or build cash to purchase your own.
