Getting a loan without W2 in NJ

Hello Bigger Pockets community! I was wondering if anyone knows of a credit union or lender (private or hard money) in central Jersey for a client looking to purchase a home without a W2 income. The client has a lot of cash saved up and he is a business owner so I was wondering if anyone has advice about alternative ways for funding a mortgage in New Jersey. Thank you for your input!
