Condo Complex Future Value

I'm looking at a condo in a complex that is exclusively used for college rentals. The cash flow numbers look with a CoC ROI the 1st year at 12%. The complex has great amenities and is in high demand for students. My hesitation is that based on tax records, 70% of the roughly 200 units are held by a single LLC, while the remaining 60 are individually owned. My concern is if the LLC decided to start selling of additional units it could wipe out any future appreciation. This would be my first deal. Any insight would be greatly appreciated.
