Commercial Loan for an LLC Startup

Very new to BP (so be gentle).

Can someone educate me on obtaining a commercial loan for an LLC that is new?

I am wanting to establish my LLC as the workhorse for investing but at current time that LLC has no net income (but would after purchase of property).

Looking at putting 25-50%down on purchase price.

Is this something that is possible or am I reaching for straws?
