Investing in New Jersey- Found a deal

Hello! I am a new investor, with limited knowledge. I am currently based in Central New Jersey. I had a question about residential investing, I am working out a deal where I will be working directly with the owner of the home. I currently own a home and have some mortgage payment paid off (35k left) I recently had a death in the family which caused me to take time off from work and go into unemployment; however, after two months I have recently took over my family business in the mean time and has become the breadwinner of the family. Are there any suggestions for loans when out of unemployment, am I allowed to leverage off of my personal home in order to get a loan to invest in the property? Any suggestions?
