HELOC with a Partnership

Hello everyone,

I'm new to the investing world, reading the books, blogs, listening to podcasts, analyzing properties, etc on a daily basis. I am currently house hacking as I will be renting my current home in a few months and after reading on rental properties I want my niche to be the BRRRR method.

I have family that own properties out right and have the ability to use a HELOC, once I have a property to invest in, how can I present the opportunity? What's a good offer/return for them for using their HELOC?
