Owner Financing Script, sort of.

Good afternoon BiggerPockets, 

Long time lurker, occasional commenter but first time poster. I have been interested in REI for quite some time. As as small business owner, I feel that this is my best avenue to retirement. I have a family background in construction and I'm not afraid to learn or get dirty. That being said I am looking to pick up some property but i dont believe I would qualify for traditional financing due to DTI. I have a bit of liquid to work with. I have 3 investors who I have in mind I want to reach out to and have personal relationships with all 3. These gentleman have all had great success in REI and I would be willing to pay to play so to speak for the education and honor of working alongside them. I have successfully turned a profit on my first owner finance in college but I recently closed on the selling of that property.

I am working on a script, but know that one script doesn't fit all, so Im hoping to brainstorm with this community about it. 

Investors who have financed in the past, what or who were you looking for to work with for these deals. 
What information did they provide that made you comfortable returning the initial contact. 

For those who have had success in the past finding an owner willing to finance, what worked or didnt work for you.
