Would you use a HELOC as a dn pymnt for a seller financed deal?

We just refinanced and now have access to a much larger line of credit which I'm contemplating utilizing in a seller financed offer for investment property. Also trying to determine appropriate terms (5, 10, 20 + balloon payment) as well as down payment %'s. Thanks all in advance.
