Cannot get a mortgage without a job

I was laid off due to the oil and gas downturn. Before this event, I had been putting in offers for investment SFR and none have been accepted as of yet. Right now I cannot get a conventional mortgage because there is no income coming in. I have savings for a large down payment but not enough to pay all cash. I need a loan in the $150-350k range.

I have also been looking for a house to flip since I have more time. I am a prime candidate for hard money lending due to great credit and net worth, however, the numbers do not work if I go that route.

Is there anyone that will lend to an excellent candidate without income? The end game would be to rent the SFR and sell the flip after remodeling.
