5-1 ARM Commercial Loans

Hi we own 2 properties Free and Clear and we are looking into cash out refinancing them to be able to scale, I was talking with a lender the other day and she highly recommended a commercial loan at 4% over a 20 year term that resets every 5 years. What do you guys think? Lock in a rate or go with the ARM? What questions should I be asking about an ARM?

Agree with @Tarik Turner there are so many 25-30 year products out there. Rates likely won't be this low again so locking it in for the long-term is the smart move.
