Financing a Vacation Rental Build in Ellijay- any recommendation?

Hello - thanks in advance for any help you're able to provide as a connection!

I'm looking for a non-Fannie/Freddie financing option for a construction-to-permanent mortgage for a cabin build in Ellijay, GA.  

The issue I'm finding is that the Fannie/Freddie rules require the named person on the mortgage to show all debt, but only count their percentage of income based on LLC ownership %. I understand the theory, but in practice since you can't put an LLC Partnership on a mortgage, it makes it impossible for the named individual to continue forward on future investments?!?

If I'm missing something, please by all means tell me but I believe that's the case...
