Creative financing for my first investment property

I’m shopping around lenders to see about low money down loan options for my first investment property. Lowest so far is 15% down. I’ve heard people get as low as 5%. Any advice on getting to the minimum for a down payment so I can get moving in securing my first investment? What kind of lenders accept low down payments, and is there risk associated that I’m not seeing?
