BRRR Refinancing Timeline

Purchased SFR in which I'm planning to BRRR in some way, shape, or form. Quick question in regards to lending guidelines so I don't trip myself up down the road...

When refinancing, there are seasoning period for certain things. For example, you need two years of employment for lenders to use that income to qualify for a loan. What is the seasoning period for renters and using rental income to qualify?

I currently have a private mtg on the property, and a full time job. When I rent out the house down the road, I’m going to need to purchase ANOTHER home (or rent, which I’m not going to do) which is going to double my debt-to-income ratio. I guess I’m confused as to the timeline of refinancing to ensure all boxes are checked before shooting myself in the foot.
