Using Self directed Roth IRA to remodel a BRRRR.

Looking to roll some my 401K to a self directed IRA. Will the following plan work

1. I buy a house cash. 

2. I use cash and money from the IRA to remodel.

3. Rent, Refiniace with credit Union.

4 Repay the cash back into the IRA.

Will this work. Thank you for all the help.
