Help with seller financing

I pretty much understand the dynamics of seller financing, but I want to make sure I completely understand how it works when they own the home free and clear. Is it literally just as simple as the buyer is paying the seller a payment every month? The seller doesn’t have to process the loan through a bank or anything?

Don't be sucked in to a balloon payment if you don't have to. Many sellers don't want or need a large chunk of money down or a balloon in a few years. Everything is negotiable.
