Seeking Creative Lending Opt. for PA Farm to Purchase Other Asset

My mother inherited the family farm in PA. It is a functional farm with the farmhouse rented. She does not owner occupy the farm. She also is semi-retired and works part time. She would like to take out equity in the farmhouse to purchase an investment property. The farm was appraised at over 600K and there is no debt. Conventional banks seem to be shying away from any type of loan. We are searching for a creative lending solution to help facilitate a loan and acquisition of an investment. Any suggestions for a creative lending solution?
