I’m trying to buy my first triplex I feel single family homes

Any advice would be well appreciated I'm looking to buy a triplex trying to put as well % money down as possible , can't do FHA , asked for seller financing no go.

I can live in the unit. the loan offer at least 25 % down ... I was looking  to 10 % for @500k loan
