Land Assemblage Financing Strategies

My partner and I are seeking to acquire 5 parcels of land and have been in contact with may of the current owners. My question to everyone reading this is to hear their experience of successfully closing land assemblage deals. What the best process you recommend to acquire each one, because I know you have to be strategic and quiet when your going through the process. The BIG question I have though is what is the best finance structure for land assemblage? What would be the best strategy for us to to not but up a bunch of our own money.
