Rehab creative financing

I have been preapproved for an investment conventional loan on a property that we will either flip or rent out. I have been quoted by contractor for the rehab at 60k. I’m looking for suggestions on funding the rehab without depleting all my reserves. HMLs I have talked too are either asking for too much money up front or unwilling to work with first time investors.
