REFINANCE WITH LATE PAYMENTS?

Long story short, I made an error in respects to an IR. Thought payments were prepaid for 3 months. Right before the virus madness, the lender I was in the process of refinancing with denied the loan because there were missed payments...
At this point, I'm looking to either cash out or do a rate and term refi on a single family rental property in NJ. A 25-30 year amortization is preferred. A bridge would work, if that's the only option.

The current LTV is 59%, mid credit score is 668, monthly rent is $2,700, annual taxes are $7,200, yearly insurance is $1,275, I would like to just take-out the current hard money lender, and the payments can be made current prior to closing.

Does anyone know a lender would could help?
