VTB with modular home builder??

Hello all,

New to investing and doing all required reading with all this down time. My question, has anyone ever approached a home builder for a VTB of sorts? Let’s say as an example they provide the down payment for 10% return? The rest would be financed via private or mortgage. I am intrigued to build a 4 plex or six plex.

I want to hear your thoughts on this...
