Best lenders for jumbo mortgage with 10% down

Hi all,

What's the best lender for a jumbo mortgage with 10% down, credit score of 760+, and many investment properties which makes the case complicated. Having trouble getting the lender to allow income because of lack of 2 year history. Does anyone have experience with 40-50% DTI? Santander Bank? Navy Federal Credit Union?

What are the most lenient banks/lender to get approved?

ANY advice would be greatly appreciated!

@Bud Gaffney can you give a little more details here?  Specifically, 2 year history of....what type of income?  Rental income?  Being self-employed?  And are you looking to purchase a primary home? Any details along those lines would be helpful to know.  Thanks!
