Stumble on a property now what

Recently I saw a property that looked interesting from the pictures on the online listing, so I went to see the property without any kind of expectation considering that the house was not in my ideal area nor I think I am quite ready to make an offer.  As I walk the house other people were looking at the house and the comments they made make me think that they really do not know much about construction not even investing. So I use the tools here in BiggerPockets to analyze the property and the property has a positive cash flow. 

Now I really would like to make an offer on the property but I really do not have the means to get an FHA loan or the 20% to do an investment loan I know that there is a loan that is an 80% 10% 10% but the lenders I contacted they do not do this type of loan.

So the question is does anyone know if this type of loan still offers and where or who does issue this type of loan, or how can I get a loan in order to have the downpayment if this even possible. 

Any suggestions and advice would be gladly appreciated.
