Advice: Financing Options on a 2nd property

Hi everyone! I am looking to purchase my first investment property for 100k. I called around and tried to get a pre-approval letter for financing but am having some issues. 

I already have 1 primary residence which is my main home that I financed through FHA.

Now I would like to finance the investment property but the bank is saying that I can only have 1 FHA loan at any time and that I would have to pay 20% down and do a conventional loan.

Since the property will need to be rehabbed this will be another 30k to complete. 

What are my options for financing. I dont have that much hard cash to put 20% down and do the rehab.
