Seller Financing VRBO with Mortgage

HELP!! Completely new here... I have been approached with an opportunity, and I know nothing about how to proceed. A friend owns an out of state condo that is operating as a VRBO... a few things to note, this is a leasehold property. She has recently run into some financial issues, and spouse has health issues. She is looking to get out of her investment quickly... How can I proceed to take advantage of this opportunity? She has a current mortgage but would like a down payment and additional monthly "cash flow" on top of her mortgage payment (ie mortgage is $1200 but she wants me to pay her $1700 per month) I have no idea where my questions should begin, or who to ask for help / guidance.
