Where can I learn about Owner Financing in CA

           I am a new real estate agent in Mendocino County in CA and I have a client who is passionate about getting a seller to carry the note for a home purchase. Her husband works in the cannabis industry mostly for cash. They have a special needs toddler and are worried they will lose their assistance for him if they do a regular loan. I am pretty sure they make more than they claim on taxes which might be part of this. I want to help them but don't want to do anything illegal. I am also confused as to why a seller financing home purchase would have anything to do with their kids assistance. COuld they be wrong in their belief that they can not do a regular loan? How can I learn more about seller financing so I can better help them put in an offer?
