Hello My name is Mary Mueller

I am a new real estate agent in WIllits CA. I found bigger pockets though the pod cast doing a search trying to learn more about Real Estate. I wish I had found you sooner. I definitely had a where has this been all my life feeling about this web site. 

    We just sold a home that was part of a family trust in Monterey CA after renting it out for 5 years. Basically it was underwater when a family member passed away and no one wanted to live in it. So I found tenants and covered the mortgage. I fixed it up a little at a time as the rental money grew. The house appreciated both with the market and my fixing it up. We then sold it for a 200,000 profit. No one was more surprised than me that I have a knack for real estate. 

      Now we have our half of that and are looking to do a buy and hold rental with it. I have so much to learn about evaluating deals and learning to be a really great realtor. I am enjoying the journey. I look forward to learning as part of this group.

I just wanted to add that I live in an area where pot has been illegal for a long time then recently made legal. Although I don't partake or grow myself..... my small town that I live in .... Most people here make their living as farmers of cannabis. Its way more complicated than just refusing to pay taxes. 

Anyway I just want to learn more about owner finance.

I have no opinion on their taxes. Its none of my business. I just want to help them as a real estate agent.

I also suspect they are wrong that they cant do a regular loan.

           I am a new real estate agent in Mendocino County in CA and I have a client who is passionate about getting a seller to carry the note for a home purchase. Her husband works in the cannabis industry mostly for cash. They have a special needs toddler and are worried they will lose their assistance for him if they do a regular loan. I am pretty sure they make more than they claim on taxes which might be part of this. I want to help them but don't want to do anything illegal. I am also confused as to why a seller financing home purchase would have anything to do with their kids assistance. COuld they be wrong in their belief that they can not do a regular loan? How can I learn more about seller financing so I can better help them put in an offer?
