Geo dome house!! Need some financial thoughts

Need some help on buying a geo-dome house for rental. My plan was to go hard money & then cash out refi but since there have been no similar houses sold in the past 2 years the appraisal may be a challenge. Therefore, it may not go conventional.

Any thoughts on how to go about getting this dess as l done?
