Hi, I'm somewhat new to this forum and this is my first post. I'm new to the world of real estate, but I've learned a great deal of information in the past 2-3 months, mainly through my attempts at finding a house to flip using funding from DHM.  Each offer I've put on the table has been rejected (about 10 so far).  In an effort to understand what I may need to do differently, I started doing some research on this site about DHM and found that several people have had a hard time getting the funding approved, even after finding a "great deal" that fit seemed to fit DHM's criteria.  Reading all of the reviews has left me discouraged and disappointed, especially since I too have fallen victim to the $3,000 fee.  I understand that they want you to have  "skin in the game" but it seems that not too many people have had success with finding a house that meets their criteria. 

Not sure if I even want to use them at this point, but I would like some advice on how to obtain 100% financing from a private/hard money lender when you have no money to put down.  What other legit sources are available?  And are sellers more hesitant about accepting offers from buyers using hard money?  I am looking to invest in Savannah, GA btw.
