Owner occupy or investment loan?

I’m buying a duplex..

I’ve got the 20% down, should I go with the investment loan which has a higher interest rate or do I do a owner occupancy loan to get the lower interest rate?

I plan on keeping the duplex for the long game to give to my children. If I due an owner occupancy loan I have to evict one of the tenants and then come up with the leftover amount on the mortgage payment.
