Most of my purchases are with hard money and I refi out later. Do you have specific questions? You do need to know where/how you are going to refi out at. Your HML will probably ask you that question.

Your community banks may have a loan product that allows you to purchase and rehab and then roll it into a permanent loan. If time is of the essence you probably won't have time to go through their underwriting process though.
