Post BP conference 2nd rental purchase

Hey Guys ! This is my first post on BP, I was at the BP conference last week and I was inspired by the enthusiasm and excitement of everyone during the two day conference !

I came across a duplex (2 units) for purchase in a prime location through a wholesaler 425k that is currently renting for 4K/month

I will need to close on the property on Oct 23

The rental to purchase price is aprox 0.95 which is very good for my area . There is at least 40k equity in the purchase. My goal is buy and hold using the BRRRR .. My biggest issue is coming up with the 415.

I have access to HELOC line that I have in the amount of 300k , I am still short of 100 K ..

Any suggestions idea for financing ? Hard money ?

What’s the best hard money interest out there ? I have excellent credit and a decent income though my job .

My second question , how soon can I do delayed financing though conventional mortgage ? Do they refinance the whole amount or I would still owe 25% of the loan to value ration ?
