rehab funding for paid for duplex

I purchased a duplex rehab for $8,000. The comps in the area are around $100,00- 120,000. I do not intend to live in the home and the home is almost paid for meaning I will own it free and clear. I have read several books and researched several options to finance the rehab of both units. Are there any suggestions to pay for the rehab?
