Creative financing ideas needed

A house a across the street from me just came up list as a preforclosure. I know the family and wife was with out a job for a few months but is now employed again. They got behind and see selling as their only option. I would love to help them out and let them stay in the house as renters, or somehow purchase it with them. I have an investor with $150k to help me purchases their house. The house is worth $330k but they are willing to sell for $298. I am self employed, so a traditional loan is not going to be an option. Does anyone have a suggestion on how to purchase this house?
