I was looking for a modeling program. We are looking to open 1000-10,000 locations in the next 3-5 years. We are trying to find a good modeling program that works with traffic patterns, population growth, and A variety of other data sources. We could build it but I’m assuming someone had built it before.

What software do you use to predict the best location to buy or build real estate? Looking for retail real estate not residential.

This is 1908 flooring 2.25”. I think it is maple. Looking for a source to find a close match. We do not want to resurface all the floors if we can avoid it. 

Any ideas?

I hired someone I know to paint our flip house. We paid them an hourly rate and it took them way too long and cost us a few thousand, which was way more than it should have cost us but I was trying to be supportive and help some one out who needed some additional cash.  Today I get a letter saying they filed an unemployment claim. I didn’t hire this person but I also did not get a 1099 either as they are not a professional painter. Although they started a painting business after we no longer needed them. I have to send a letter back to the department of labor either with an agreement to pay back taxes and fines, plus unemployment or I have to dispute which says I may end up in court. We didn’t really make much of a profit on our first flip. What do I do?

Thanks! We have a lot of interest but Coronavirus is slowing down everything and most of the showings are canceling.

A house a across the street from me just came up list as a preforclosure. I know the family and wife was with out a job for a few months but is now employed again. They got behind and see selling as their only option. I would love to help them out and let them stay in the house as renters, or somehow purchase it with them. I have an investor with $150k to help me purchases their house. The house is worth $330k but they are willing to sell for $298. I am self employed, so a traditional loan is not going to be an option. Does anyone have a suggestion on how to purchase this house?

I expect to close on my first deal. It is an MLS purchase, that I plan to rehab. How do I make sure I have the right insurance?

Looking to BRRR my first deal, but I have run into a problem. To buy the deal I was going to use hard money, but they require I have an LLC. The banks I have talked to will not let me refinance as an LLC until 2-3 years of rent history. How do you setup the business to be successful at brrr method without having o wait 2-3 years to cash out refinance? Do you Purchase in your name or do you setup as an LLC?
