Waterfront Estate In Florida Seeks Creative Financing

Property:
Waterfront estate zoned multi-family in florida. Both the main house and guest house are rented out for total of $5000.00 per month and asking price is just under one million. Owner looking to sell with tenants occupying the property. It has a positive cashflow and property is current.
Situation:
Im looking for creative financing alternatives. Owner is motivated to sell but not interested in doing owner financing because she's been "burned" with other owner financing transactions. That would of been my first choice structuring the deal. We have cashfow but credit is shot.
Seeking:
I'm here to get advice, resources, and creative ideas to make this deal go through.
