Lease Option Investment

I am considering doing a lease option as an investment opportunity in my market. I live in NM and I have one rental property I own free and clear and two potential lease options coming up through a family friend. I don’t have much money down to work with is why I’m considering this option but with my experience with rentals I know I can easily find renters to sublet to. The hard part is in NM finding lease options. Any advice?
