Seller Financing SpreadSheet

Hey guys, I've been looking around for deals but I haven't had a pay history for long enough to get a commercial bank loan. So I've been looking around for alternative options. One of those being seller financing. I was looking for more attractive ways to convince home owners that their money is better invested in a mortgage than in CD's or a savings account. The first step I took was making a spread sheet. I just wanted to share this with you guys. Let me know if you have any tips for Seller Financing or this spread sheet. Have a great day!

I don't understand the spreadsheet. It states interest as 5% but average return as 3%?
